Survey Process

Our qualified asbestos surveyors conducted a thorough non-intrusive inspection of all accessible areas of the building. Several materials were identified as potential ACMs and sampled for laboratory analysis. Samples were taken from:

• Textured Coatings – Often used for decorative finishes on walls and ceilings, these coatings (such as Artex) were commonly manufactured with asbestos.
• Composite Materials – Found in partitions and structural elements, these materials were assessed for potential asbestos content.

The laboratory results confirmed asbestos was present in multiple materials, including:

• Textured Coatings – Asbestos was detected, but the coatings were intact and posed minimal risk if left undisturbed.
• Composite Materials – Certain structural elements contained asbestos-reinforced materials, requiring ongoing management to prevent accidental disturbance.
• Floor Tiles – Asbestos fibres were identified in the tile material and adhesive, with some areas showing minor wear, highlighting the need for safe handling procedures during maintenance.

Each ACM was assessed for its condition, potential for fibre release, and overall risk, allowing the property owner to take appropriate preventative measures.

Recommendations & Next Steps

Following the survey, we provided the client with a detailed asbestos management report, including:

• ACM Locations & Conditions – A comprehensive inventory of all identified asbestos materials.
• Risk Analysis – A thorough assessment of each ACM’s condition and potential risks.
• Management Plan – Clear recommendations for the safe monitoring and maintenance of ACMs, ensuring they remain undisturbed and do not pose a hazard.

As the ACMs were in good condition, immediate removal was not required. However, we advised the property owner to implement regular inspections and follow safe working procedures for any future refurbishments or repairs. Should any major renovations be planned, a licensed asbestos removal specialist may be required.
