Domestic Asbestos Management Survey | Ockendon, Essex

Project Overview:

We recently conducted an asbestos management survey for a domestic property in Ockendon, Essex. The property is a two-storey, brick-built house with pitched roofing, modern double glazing, and external weatherproofing. The objective of the survey was to ensure the safety and compliance of the home in relation to asbestos-containing materials (ACMs), particularly given the property’s age and history of refurbishments.

Scope of Work:

The asbestos management survey was carried out in accordance with HSE guidelines and industry standards, focusing on accessible areas such as loft spaces, roof voids, pipework, and ducting. Particular attention was paid to areas that could potentially contain ACMs, including textured coatings, insulation, and building materials in communal spaces like the hallway and windows.

Findings:

During the survey, no high-risk asbestos-containing materials were identified in the interior or exterior of the property. The building, being of relatively modern construction, had no significant asbestos hazards. However, some low-risk ACMs were detected in areas such as the roof underlay and ductwork insulation, common in properties built in the mid-20th century. These materials were in good condition, and no immediate remedial actions were required. The client was advised to maintain a regular monitoring plan to ensure the materials remain in safe condition.

Conclusion:

The survey was successfully completed with no major findings requiring urgent attention. The homeowners were provided with a comprehensive report detailing the locations of identified ACMs and recommendations for ongoing management. This ensures the property remains compliant with health and safety regulations, giving peace of mind to the occupants.
