Domestic Asbestos Management Survey | Romford

Project Overview:

We carried out an asbestos management survey at a detached bungalow in Romford, Essex. The property, which features modern dormers and a paved driveway, underwent the survey as part of the homeowner’s due diligence before starting further refurbishments. The aim of the survey was to identify any asbestos-containing materials (ACMs) in the building to ensure safe management and compliance with health and safety regulations.

Scope of Work:

The survey covered all accessible areas of the property, including the roof space, soffits, window frames, and areas around the external walls and internal spaces such as the lofts, pipework, and ventilation ducts. Our team conducted a thorough investigation in accordance with HSE guidelines, utilizing both visual inspection and sampling techniques.

Findings:

The survey identified a few locations where asbestos-containing materials were present. These included the soffit boards and some insulation material in the roof voids, both of which contained low-risk asbestos cement. There was no evidence of high-risk ACMs such as asbestos insulation board (AIB) or sprayed coatings. The areas containing asbestos were found to be in good condition, posing no immediate risk, and were documented for future monitoring.

Recommendations:

As the identified asbestos materials were low-risk and in stable condition, no urgent removal or remedial work was required. However, the client was advised to regularly monitor these areas, particularly before any future renovation or maintenance work. We provided a detailed report outlining the exact locations of the ACMs and offered guidance on managing these materials safely over time.

Conclusion:

The asbestos management survey was completed successfully, and the property was deemed safe for ongoing occupancy with minimal risk from asbestos exposure. The client expressed satisfaction with the comprehensive findings and the clarity of our recommendations, which ensured their peace of mind ahead of planned refurbishments.
