Project Overview:
We recently conducted an Asbestos Management Survey for a commercial property located in Southend, Essex. The survey was performed in compliance with the Control of Asbestos Regulations 2012 to ensure a safe environment for the business, its customers, and employees.
Objective:
To identify asbestos-containing materials (ACMs) within the property and assess their condition, providing recommendations for safe management and regulatory compliance.
Scope of Work:
- Full inspection of the commercial premises, covering office spaces, customer areas, storage rooms, and service utilities.
- Collection of samples from materials suspected to contain asbestos, followed by laboratory analysis to confirm the presence and type of asbestos.
- Detailed survey report with findings, risk levels, and suggested management or removal strategies.
Findings:
The survey identified asbestos-containing materials in the following areas:
- Decorative ceiling panels in the main customer area – Chrysotile asbestos was detected, but the panels were found in a stable condition. Regular monitoring was recommended to ensure they remain undisturbed and safe.
- Insulation within the storage room – Damaged asbestos-containing insulation was noted around pipework. Immediate action, such as encapsulation or removal, was advised to prevent any potential fibre release.
- External soffits – The soffits contained asbestos, but they were intact and posed minimal risk as long as they remained undisturbed. Monitoring and precautionary measures were recommended during any future external works.

The asbestos management survey provided the property owner with essential information for maintaining safety and compliance. The detailed report highlighted areas of concern, offering actionable steps for managing the identified asbestos risks and ensuring a secure environment for the business and its customers.
