Project Overview:
We recently completed an Asbestos Management Survey for a commercial property located in Romford, Essex. The survey was conducted to ensure compliance with the Control of Asbestos Regulations 2012 and to provide the property owner with a comprehensive understanding of any asbestos-containing materials (ACMs) within the building.
Objective:
To assess the presence, condition, and risks associated with asbestos-containing materials in the commercial property, providing recommendations for safe management and compliance with health and safety regulations.
Scope of Work:
- Full inspection of all accessible areas, including storage units, workshops, office spaces, and service areas.
- Sampling of suspected materials for laboratory analysis to confirm the presence of asbestos.
- Preparation of a comprehensive report detailing findings, risk assessments, and management recommendations.
Findings:
The survey identified asbestos-containing materials in several locations:
- Roof sheets and cladding – The exterior roofing and cladding panels were found to contain chrysotile asbestos. Although they were generally intact, maintenance and monitoring were recommended to ensure their continued safe condition.
- Pipework insulation in the warehouse – Damaged insulation was detected around the pipes, posing a moderate risk of fibre release. Encapsulation or removal was advised to mitigate any potential hazards during ongoing operations.
- Ceiling tiles in office spaces – The tiles were confirmed to contain low-level asbestos, and while they were undisturbed, precautionary measures were advised should future refurbishment take place.
Outcome:
The asbestos management survey provided the property owner with critical information for maintaining a safe environment for staff and visitors. The report outlined necessary actions for asbestos management and removal where required, ensuring full compliance with regulatory requirements and promoting long-term safety in the workplace.
