Project Overview:
We recently conducted an Asbestos Management Survey for a commercial property located in Walthamstow, London. This survey was undertaken to comply with the Control of Asbestos Regulations 2012, ensuring the ongoing safety of staff, customers, and contractors within the property.
Objective:
To identify and assess any asbestos-containing materials (ACMs) within the property, evaluating their condition and providing recommendations for safe management.
Scope of Work:
- Comprehensive inspection of all accessible areas within the commercial premises, including customer areas, storage rooms, kitchens, and staff facilities.
- Collection of samples from materials suspected to contain asbestos for laboratory analysis.
- Preparation of a detailed report, highlighting findings, risk levels, and recommendations for managing or removing identified asbestos materials.
Findings:
The survey identified asbestos-containing materials in the following areas:
- Ceiling panels in the kitchen area – These panels were found to contain chrysotile asbestos. While they were in good condition, regular monitoring was recommended to prevent any potential fibre release.
- Pipe lagging in the basement – Damaged insulation material containing asbestos was noted around some pipes. Immediate action, such as encapsulation or removal, was advised to eliminate the risk of exposure.
- Textured wall coatings in the customer dining area – Low-level asbestos was detected in the decorative wall coatings. As these were intact, they pose minimal risk, but care should be taken to avoid disturbance during any future refurbishments.
Outcome:
The asbestos management survey provided the property owner with a comprehensive understanding of the asbestos presence within the building. Recommendations were made for both immediate remedial actions and ongoing management practices to ensure safety and compliance.
