Project Overview:
We recently conducted an Asbestos Refurbishment Survey for a commercial property in Maldon, Essex. This survey was carried out in preparation for upcoming refurbishment works and aimed to identify any asbestos-containing materials (ACMs) that may be disturbed during the renovation process.
Objective:
To ensure the safety of construction workers and building occupants by identifying and assessing the presence of asbestos-containing materials prior to the start of refurbishment works.
Scope of Work:
- Thorough inspection of areas scheduled for refurbishment, including walls, ceilings, roofing, and internal fittings.
- Sampling of materials suspected to contain asbestos for laboratory testing.
- Detailed survey report outlining the findings, risks, and necessary steps for asbestos removal or management before refurbishment begins.
Findings:
The survey revealed asbestos-containing materials in several locations:
- Corrugated roofing sheets – These were found to contain chrysotile asbestos and were in a weathered condition, posing a risk of fibre release during the refurbishment. Full removal and safe disposal of the roofing sheets were recommended prior to the works.
- Insulation around the ducting in the workshop area – Asbestos-containing insulation was identified, with some areas showing signs of damage. Encapsulation or removal was advised to mitigate potential risks during renovation.
- Textured coatings in the staff break room ceiling – Low-level asbestos was detected in the textured coatings. As the coatings were in good condition, careful removal during refurbishment was recommended to prevent disturbance.
Outcome:
The asbestos refurbishment survey provided the property owner with a comprehensive understanding of the asbestos risks in the areas due for renovation. Our findings enabled the property owner to take the necessary steps to remove or manage the asbestos-containing materials, ensuring a safe working environment for all personnel involved in the refurbishment. Full compliance with legal regulations was ensured, minimising any health and safety risks.
