Project Overview:
We recently completed an Asbestos Management Survey for a large commercial property in Brentwood, Essex. The survey was carried out to assess the presence of asbestos-containing materials (ACMs) in compliance with the Control of Asbestos Regulations 2012, ensuring the safety of staff, visitors, and contractors.
Objective:
To conduct a thorough assessment of the commercial property, identifying any asbestos-containing materials, evaluating their condition, and providing recommendations for ongoing management or removal.
Scope of Work:
- Comprehensive inspection of all areas, including offices, storage facilities, and service areas.
- Sampling of materials suspected to contain asbestos, sent for laboratory analysis.
- Detailed reporting with risk assessments and recommendations based on the survey findings.
Findings:
The survey identified asbestos-containing materials in the following locations:
- Roofing panels in the rear storage unit – The panels contained chrysotile asbestos and were found to be in deteriorating condition. Immediate removal was advised to prevent further damage and potential fibre release.
- Textured coating in the ceiling of the main office – While the coating contained low-level asbestos, it was in good condition and posed no immediate risk. Regular monitoring was recommended.
- Insulation in the boiler room – Minor damage to asbestos-containing insulation was noted, requiring encapsulation to ensure safety.
Other areas of the property were free from asbestos, allowing for safe ongoing use of the building with appropriate management measures in place.
Outcome:
The asbestos management survey provided the commercial property owner with a clear overview of asbestos risks on-site. Remediation work has been recommended for high-risk areas, and a management plan has been suggested for ongoing monitoring.
