Project Overview:
We recently completed an Asbestos Management Survey for a domestic property in Walthamstow, London. The survey was conducted in compliance with current Health and Safety regulations to assess the presence and condition of asbestos-containing materials (ACMs) within the property.
Overview:
To ensure the safety of occupants and compliance with legal requirements by identifying any asbestos materials present and determining their condition.
Scope of Work:
- Full inspection of the interior and exterior of the property, including common areas and potential asbestos-containing features.
- Sampling of materials suspected to contain asbestos for laboratory analysis.
- A detailed survey report provided, outlining findings and recommended actions.
Findings:
During the survey, asbestos-containing materials were identified in two key areas:
- Ceiling tiles in the communal hallway – The tiles were found to contain chrysotile asbestos. They were in a fair condition with no immediate risk, but regular monitoring is recommended.
- Insulation material around the boiler pipes in the basement – Minor damage to the insulation was noted, posing a moderate risk of asbestos fibre release. Immediate remediation, such as sealing or removal, was advised.
Other areas of the property were free from asbestos-containing materials, ensuring that the overall risk level remains manageable.
Outcome:
The asbestos management survey delivered peace of mind to the property owners, ensuring compliance with regulations and offering a clear action plan for the safe management of asbestos within the building. Remedial work has been recommended for identified areas to mitigate potential risks, and a long-term monitoring plan has been suggested for future safety.
